My role as your REALTOR® is to support your goals and to facilitate the interaction between buyers and sellers.

I have been dedicated to guiding clients through one of the biggest financial transactions they may encounter. I have a duty to disclose property information, while keeping your personal information and motivations confidential.

I have expertise in contract writing, and knowledge in contract law. I am motivated and love my profession. I am a skilled negotiator, with integrity.

The following will help highlight some differences:

Sellers:

First, we will discuss the current Real Estate market and your property.
Next, I will provide a Comparative Market Analysis (CMA), advising you of my recommended range of potential listing prices. This analysis will be based on the most recent and comparative property sales.
Selling your home tips
To prepare your listing I will provide:

  • Staging advice.
  • Marketing through websites such as REALTOR.ca, brendabraundread.com, royallepage.ca; signage, and highlight sheets.
  • Professional interior/exterior drone and still photography.
  • A three-dimensional walk through, which is an interactive virtual tour.
  • Precise floor plans, processed with lidar (laser) technology.
  • Schedule showings, and communication with potential buyers, including their agents.
  • Provide prompt responses to all inquiries.
  • Negotiate on your behalf.
  • Develop and amend counter offers and contracts, as required.
  • Provide checklists and ‘To Do’ lists to guide you through the selling process.

Buyers:

As a buyer, we will start by having a comprehensive discussion to understand your specific preferences, needs, and requirements. This will allow us to gain a deeper insight into your desired property characteristics, such as location, size, amenities, and any special features you may be looking for.

Services for buyers:

  • Schedule and organize viewings, or virtual viewings, of the properties.
  • Set you up on Personal Client Services (PCS), which are automated updates about properties for sale.
  • Guide you through the process of making purchase offers.
  • Negotiate the purchase, on your behalf.
  • Provide resources for third party professionals, like local lawyers and home inspectors.
  • Provide checklists and ‘To Do’ lists to guide you through the purchase process, in a timely manner.
